UK residential lettings market starts 2006 on buoyant note - survey

        LONDON (AFX) - The UK's residential lettings sector started the new year on
a buoyant note 
as investors were lured by strong rental yields, a survey found.
    Property investment firm Assetz said January saw a burst of activity in the
property investment market with investors lured by rental yields of 6.5-9.0 pct
in student and commercial property. It also reported a 90 pct increase in UK
sales compared with average sales in the last quarter of 2005. 
    Assetz also said it is noticeable that most investors returning to the
market are taking a much longer-term view despite the upturn in house prices.
    "Many have been burnt in the past after hoping for quick capital gains and
are now more knowledgeable about making a buy to let or other investment
property work for them in the long term," said Stuart Law, Assetz's managing
director.
    "Investors must always balance the potential for capital growth with the
need for long-term income in order to minimise risk and help them achieve an
early retirement date," he added.
